Application Guidelines


Introduction

The BAM Local Development Corporation (BAM LDC) is soliciting applications from nonprofit arts organizations to lease office space in the new 80 Arts office building. Located at the corner of Hanson Place and South Portland Avenue in Downtown Brooklyn, this 30,000-square-foot building is the LDC's first renovation project in the BAM Cultural District. It will provide below-market rate office space ranging from 400 square feet to 3,000 square feet with shared services for smaller nonprofit arts and art services organizations. The 80 Arts building will provide affordable, comfortable space where a diverse mix of visual, performing and media arts groups can pursue their missions and collaborate with their neighbors.

Leasing Criteria and the Application Process
Nonprofit arts groups interested in leasing space at 80 Arts should fill out the enclosed 80 Arts Leasing Application and attach all necessary documentation. Please be sure to complete the application carefully; it will be the basis for the BAM LDC's making critical decisions regarding the tenant roster at 80 Arts.

The BAM LDC, working with a committee of representatives from Brooklyn-based arts, art services and community development organizations, has established leasing criteria to evaluate applications for tenancy. These criteria are described fully in the attached, 80 Arts Leasing Criteria. The LDC expects that demand for space will exceed what is available in the building and will apply these criteria to select tenants.

The LDC will begin reviewing applications on April 30, 2003, and expects to begin negotiating leases with prospective tenants soon thereafter. Applications received after April 30 will be reviewed pending the availability of space in the building. The tenant occupancy date is expected to be December 2003.

Application Workshop
To assist interested nonprofit arts groups with the application process, the BAM LDC will sponsor a free informational workshop. This complimentary workshop will familiarize arts groups with the project, leasing criteria and application, and provide groups with a framework to assess their space needs and financial capabilities.

The workshop will be offered on Wednesday, March 19, 2003 at 8:30 a.m. at Long Island University, Library Learning Center, room LLC 116 in the Salena Gallery. If your organization plans to attend, please RSVP to 718-789-9366 ext. 5, or jlennon@bam.org.
